The Ivory will have 53 owner-occupied residential units resting above three locally-owned commercial spaces.
13 of the residential units are available for market rate purchase. 40 workforce housing units are available to purchase for those with good credit but make less than 70% of the median family income at the time of move-in (est. Summer 2025).
Commercial
The three commercial units share an active pedestrian walkway with wide sidewalks, tall 10-11’ ceilings and glass fronts.
Each unit shares the common areas and building amenities and will be finished as a “white box”.

12th and Chicon was THE epicenter for Austin’s Black community. The Ivory is the third building of The Chicon, nestled in the Chestnut community, and we are doing our part to help bring back the vitality to the neighborhood.
